Haiku Real Estate Market Midyear Update ? Maui Real Estate Team ...

In the second installment of our mid-year Maui market updates, we decided to take a look at the North Shore community of Haiku. Haiku is a rural community situated to the East of Paia. It is a geographically expansive area in the windward area of Maui. The community is favored for its natural tropical beauty, property with acreage, peace and quiet, proximity to wind and wave sports and accessibility to Central Maui. Here are the real estate sales numbers for the first half of 2012 and the first half of 2011 for context. The numbers are followed by a few thoughts on the Haiku real estate market and it?s prospects for the second half of 2012.

There were 33 homes sold in Haiku during the first six months of 2012 at a median price of $620,000. By comparison, there were 22 homes sold in the first half of 2011 at a median price of $673,000. That calculates to a 50% increase in sales volume and an 8% decrease in median price. There were 12 Haiku Land Sales for the first half of 2012 with a median price of $393,750. There were 5 land sales during the first half of 2011 at a median price of $300,000. That is a 140% increase in sales volume and a 31% increase in median prices.

Here are a few other numbers worth noting from the first six month of Haiku Real Estate sales:

• The high sale in the first of 2012 for Haiku was $1,900,000. This property is a 3,800 square foot, ocean view, luxury home on just over two acres. It has a pool and a detached ohana. During the same period last year, Haiku?s top sale was $1,150,000. This home is a 1,700 square foot high quality finish home home with detached cottage on almost three and a half acres.
• The low sale for the first half of 2012 was $256,000. This property is a modest off the grid cottage on around a third of an acre. The low for the first half of 2011 was $236,000. That home is a small Bali kit house on just under a tenth of an acre.
• There were five homes sold over $1,000,000 during the first half of 2012. There were also five homes sold over $1,000,000 during the first six months of 2011.
• Three of the properties that closed in the first half of 2012 were bank owned properties. There were also three successful short sale transactions. By comparison, there were two short sales during the first half of 2012 and no REO closes.
• The high sale for land in the first half of 2012 was $854,000 for 14 acres at the edge of the rainforest in upper Haiku. The high sale for the first half of 2011 was $900,000 for 38.49 acres with preliminary approval for a six lot subdivision.

Compared to last year, there has been a distinct uptick in activity in the Haiku Real Estate market. Sales volumes have increased significantly with a 50% increase in volume for homes and a 140% increase for land. Values are a little more muddled. While the median for homes was down 8%, it can be argued that the composition of sales is driving medians just as much as changes in values. The same can be said for land values where the 31% increase in medians is by no means a true reflection of changes in property values. Our feeling is that home values may be down a little in the Haiku market, but we are close to some sort of bottom. Whether that bottom is definitive or not depends in part on the overall global economic picture. Land prices are mixed. There haven?t been as many bottom dollar land sales opportunities that we saw a year or two ago, but the overall trajectory seems lower.

The big question is what can we expect for the rest of 2012? There are 49 active homes for sale in Haiku with 27 homes pending. Of the active homes, 25 homes are listed over $1,000,000. That is over half the inventory. That includes 13 homes over $2,000,000 and 7 homes over $3,000,000. If you are looking at the high end of the market, there appears to be a fair amount of inventory and a smaller pool of potential buyers. Keep in mind that there were only five home sales above $1,000,000 and none above $2,000,000 in the first six months of the year.

The lower the price range, the more scarce the inventory becomes within the Haiku Real Estate market. There are only six homes active under the median sales price of $673,000. That limited inventory may well constrain sales volumes. It may or may not have an impact on values. Scarcity will often drive prices up. It remains to be seen if that will happen with lower priced Haiku homes. We have seen some signs that buyers are opting to remain patient vs. stretching or reaching on prices. Buyers are holding out for quality and value. It will be interesting to see if we see any bumps in inventory. It has been surmised that we may see an increase in bank owned inventory at some point this summer. We haven?t seen any clear signs of that yet.

On the land front, there are 41 active lots for sale and 4 lots pending in Haiku. Twelve of the 41 active lots are priced over $1,000,000. It appears as if there is healthy inventory to choose from in all segments of the Haiku land market. However, it could be argued that there is a lack of premium view lots that are well located and market priced. I can?t see the threat of price increases in the Haiku land market at any point in the near future.

Longtime climber leading South Bellevue Community Center camps ...

For Tom Waldron, climbing is a pastime.

He spent much of his childhood in Massachusetts with friends at a local quarry, learning to navigate up and back down with little more than blind courage.

"It was just a big hole in the ground," Waldron said of the favorite haunt of his youth. "We used to climb all the time, but not with so much safety equipment."

While his younger, more reckless days of climbing have long since passed, Waldron still has a passion for the sport, one he and his company Mini Mountain share with youth in Bellevue throughout the summer through week-long camps at South Bellevue Community Center.

After coming to Bellevue in the early 1980s to pursue a graduate degree at the University of Washington, Waldron founded Mini Mountain in 1983 in an effort to teach ski lessons year-round at the specially furnished indoor facility. Shortly after, he extended to climbing lessons and was contracted to operate the city of Bellevue's climbing camps at the South Bellevue Community Center when it opened in Dec. 2005. Waldron said while his staffers from Mini Mountain often operate the camps, he still enjoys bringing climbing to another generation.

"They are doing stuff that makes them nervous and afraid, but they still do it," he said. "That is something they will need in life."

Climbing experience is a necessity for Waldron's instructors, but he said finding people with an affinity for teaching children is the most crucial factor.

Taylor Barrett, a Washington State University student who began climbing four years ago, is one of the leaders of the camps and teaches alongside his sister Victoria. The pair cover everything down to basic knot tying and Taylor said watching campers progress from their introduction to the indoor wall to their first outdoor climb is an exciting experience.

"It's really fun to watch that," he said. "The best part is being able to share these resources."

13-year-old Tudor Muntianu has been climbing for four years after getting a taste of the sport on vacations with his parents and said he is on his third go-around at climbing camp. Along with a love of hiking and the outdoors, Muntianu said the challenges presented by rock climbing are what gravitates him to the sport.

"It's just a great atmosphere," Muntianu said. "There's no pressure at all."

After beginning each session at the community center, campers get an opportunity to truly experience climbing with daily trips to a popular spot off I-90's Exit 38 or Marymoor Park in Redmond. While the techniques taught at the indoor rock wall are a vital piece of education for any aspiring climber, both Muntianu and Waldron said taking the practice outdoors is where the real payoff comes.

"It's a whole different environment," Waldron said. "We have kids that show up afraid to touch the bushes. A lot of them haven't spent much time outdoors and it isn't like we are climbing in the parking lot."

I start from the individual growing process of the model teacher. By taping key events of her growth and analyzing the factors that promote her professional development, I summarize the experience of nursing professional development so as to provide some inspiration and reference to administrators and teachers of nursing education.This study is divided into three parts. The first part is introduction, which describes the research background, the value and significance of the study. It studies the existing references and introduces the research ideas and methods. The second part describes the story of the excellent teacher?s nursing professional development This part uses narration, ranging from the personal experiences of education to teaching experiences, involving both description and interpretation of the experience of the teacher?s education, behavior and the underlying meaning of the thought and philosophy. The third part, I summarize the imprinted features of the teacher?s professional development and analyze factors promoting her professional development. In general there is nothing wrong with riding trends or hot topics to ensure your content is read by as many eyes as possible. In fact, I encourage you to do so if it is beneficial for yourself and readers.

All I ask is that you think before you act.

Because once you hit the send button, there is no turning back. Your message is posted for the world to see.

And to criticize.

This entire scenario could have been avoided if Celeb Boutique?s PR company had simply spent a minute searching the tweets containing the #Aurora hashtag, and understood the context around the hashtag.

DETROIT (AP) - Doug Fister gave up just two hits over eight innings and Prince Fielder capped a four-run second inning with a two-run single to help the Detroit Tigers beat the Los Angeles Angels 7-2 Wednesday night.

Fister (4-6) allowed one run on Albert Pujols' homer, struck out a season-high 10 and walked two for his third straight win. Joaquin Benoit replaced him in the ninth inning and gave up a one-out triple to hot-hitting rookie Mike Trout, who scored on Torii Hunter's groundout for the Angels' second run.

Angels starter C.J. Wilson (9-6) gave up a season-high seven runs on eight hits and five walks while striking out seven over six innings, extending his winless streak to three starts.

Pujols hit a two-out solo homer, his 17th, in the first inning to give Los Angeles its only lead - which didn't last long. Delmon Young made it 1-all in the home half.

The Tigers provided Fister with more than enough run support in the second inning.

Brennan Boesch led off with a double, Gerald Laird drew a four-pitch walk and Ryan Raburn turned boos into cheers with an RBI single. Miguel Cabrera had with an RBI groundout and Fielder followed with a sharply hit single to left field that made it 5-1.

Boesch hit a two-run double in the fifth.

The rough night might've given Wilson flashbacks. In his last start at Detroit - for the Texas Rangers - he gave up six runs in a 7-5 loss in Game 5 of the AL championship series.

Data firm: Global spending on drugs slows to 2016

TRENTON, N.J. (AP) ? Growth in global spending on medications will slow markedly over the next four years due to a slew of new low-cost generic drugs coming to pharmacies in the U.S. and other developed countries, along with slower increases in what those countries spend on brand-name drugs, according to a new forecast.

That's good news for patients and the employers, labor unions and taxpayer-funded government health programs that help pay for drugs.

During a same period, from 2012 through 2016, the pharmaceutical industry will sharply boost its sales in emerging markets including China, India and Russia, according to the report from data firm IMS Health, which collects and analyzes data on pharmaceutical sales around the world.

The company's latest forecast on global medicine sales and trends predicts total spending will rise from about $956 billion in 2011 to just under $1.2 trillion in 2016, based on reported wholesale drug prices. However, IMS estimates the undisclosed rebates and discounts drug companies give to commercial and government prescription plans, a strategy to win more of their business, reduce the actual cost by about 15 percent. That would put total pharmaceutical spending at about $1 trillion in 2016.

Spending will grow at "historically low levels" in the U.S. and might even decline by a percent in Europe, the report states.

"We're going to see the cost of medicines drop dramatically in the U.S." because of all the new generic drugs, said Michael Kleinrock, head of research development at the IMS Institute for Healthcare Informatics.

This year alone, patent expirations will bring new generic competition in the U.S. for nearly 10 blockbusters with $1 billion or more in global annual sales. Those include Singulair for asthma and allergies, Plavix for stroke prevention, high blood pressure drug Diovan, Lexapro for depression and anxiety, osteoporosis treatment Boniva and two medicines for schizophrenia and other serious psychiatric disorders, Seroquel and Geodon.

More than two dozen other big sellers are set to get generic competition from 2013 through 2016. Over six months or so, the prices for generics usually drop by 80 percent or 90 percent from the brand-name price.

Kleinrock noted that about 80 percent of the prescriptions filled in the U.S. now are generics, and he expects that to hit about 85 percent by 2016.

Besides encouraging use of generics, which are generally the only medicines affordable in poor countries, government health programs, particularly in debt-laden European countries, have been pressing drugmakers for lower prices, he said.

Other trends in the report include:

?In the U.S., spending will grow by less than 2 percent this year and next ? well below the 3 percent to 6 percent in some recent years ? but then jump about 4 percent in 2014. That's because roughly 30 million Americans are expected to gain health insurance that year, through the expansion of Medicaid and the start of health insurance exchanges with subsidies for lower-income people under the Obama administration's health care overhaul.

?The U.S. share of the world's prescription drug spending will drop from about 41 percent in 2006 and 34 percent last year to 31 percent in 2016. Spending by emerging markets will jump from 14 percent of the total in 2006 to 30 percent in 2016. By 2016, the U.S. will be spending about $892 a year on medicines for an estimated 326 million people, compared to $420 a person in Canada, $121 per person in China and just $33 a year per person in India.

Robinson named associate coach in San Jose

The San Jose Sharks announced on Monday that Hall of Fame defenseman Larry Robinson was named associate coach.

Robinson comes over from the New Jersey Devils, where he served as an assistant coach for a club which reached the Stanley Cup Finals before dropping a six-game decision to the Los Angeles Kings.
