5inch ZTE U887 enters the lowend phablet fray

Hot on the heels of the Samsung Galaxy Grand, a lower-end Galaxy Note II alternative announced yesterday, ZTE is trotting out a dual-core phablet of its own: the U887. According to Gizchina and the TENAA certification database, the device sports a 5-inch 800 x 480 display and runs a dual-core 1.2GHz MT6577 chip with 512MB of RAM. It's also dual-band for China, sporting support for both TD-SCDMA and GSM networks. Looks-wise, the U887 isn't a far cry from ZTE's higher-end Nubia Z5 -- at least based on the image we've seen -- although it packs a 5-megapixel rear camera rather than the 13MP shooter on the quad-core Z5. As with the upcoming Galaxy Grand, pricing and availability info for the ZTE U887 remains MIA, but that's sure to surface in the coming months.

Exploding star missing from formation of solar system

Dec. 16, 2012 ? A new study published by University of Chicago researchers challenges the notion that the force of an exploding star forced the formation of the solar system.

In this study, published online last month in Earth and Planetary Science Letters, authors Haolan Tang and Nicolas Dauphas found the radioactive isotope iron 60 -- the telltale sign of an exploding star -- low in abundance and well mixed in solar system material. As cosmochemists, they look for remnants of stellar explosions in meteorites to help determine the conditions under which the solar system formed.

Some remnants are radioactive isotopes: unstable, energetic atoms that decay over time. Scientists in the past decade have found high amounts of the radioactive isotope iron 60 in early solar system materials. "If you have iron 60 in high abundance in the solar system, that's a 'smoking gun' -- evidence for the presence of a supernova," said Dauphas, professor in geophysical sciences.

Iron 60 can only originate from a supernova, so scientists have tried to explain this apparent abundance by suggesting that a supernova occurred nearby, spreading the isotope through the explosion.

But Tang and Dauphas' results were different from previous work: They discovered that levels of iron 60 were uniform and low in early solar system material. They arrived at these conclusions by testing meteorite samples. To measure iron 60's abundance, they looked at the same materials that previous researchers had worked on, but used a different, more precise approach that yielded evidence of very low iron 60.

Previous methods kept the meteorite samples intact and did not remove impurities completely, which may have led to greater errors in measurement. Tang and Dauphas' approach, however, required that they "digest" their meteorite samples into solution before measurement, which allowed them to thoroughly remove the impurities.

This process ultimately produced results with much smaller errors. "Haolan has dedicated five years of very hard work to reach these conclusions, so we did not make those claims lightly. We've been extremely careful to reach a point where we're ready to go public on those measurements," Dauphas said.

To address whether iron 60 was widely distributed, Tang and Dauphas looked at another isotope of iron, iron 58. Supernovae produce both isotopes by the same processes, so they were able to trace the distribution of iron 60 by measuring the distribution of iron 58.

"The two isotopes act like inseparable twins: Once we knew where iron 58 was, we knew iron 60 couldn't be very far away," Dauphas explained.

They found little variation of iron 58 in their measurements of various meteorite samples, which confirmed their conclusion that iron 60 was uniformly distributed. To account for their unprecedented findings, Tang and Dauphas suggest that the low levels of iron 60 probably came from the long-term accumulation of iron 60 in the interstellar medium from the ashes of countless stars past, instead of a nearby cataclysmic event like a supernova.

If this is true, Dauphas said, there is then "no need to invoke any nearby star to make iron 60." However, it is more difficult to account for the high abundance of aluminum 26, which implies the presence of a nearby star.

Instead of explaining this abundance by supernova, Tang and Dauphas propose that a massive star (perhaps more than 20 times the mass of the sun) sheds its gaseous outer layers through winds, spreading aluminum 26 and contaminating the material that would eventually form the solar system, while iron 60 remained locked inside the massive star's interior. If the solar system formed from this material, this alternate scenario would account for the abundances of both isotopes.

"In the future, this study must be considered when people build their story about solar system origin and formation," Tang said.

London's "Cheesegrater" tower filling up with insurers

LONDON (Reuters) - Lloyd's of London insurer Amlin is to rent eight floors in the so-called Cheesegrater, a skyscraper being built in the City financial district in London, highlighting a growing split in the property market.

Amlin will rent 111,000 square feet from developer British Land and Canadian partner Oxford Properties from March 2015 for an undisclosed rent, the firms said on Monday.

It is the latest in a series of companies to take space in The City's insurance district, a trend in stark contrast with the dead market for bank lettings.

It means the 224-metre tower will be at least 51 percent full when it opens in 2014. Its official name is the Leadenhall Building but the building has been termed the Cheesegrater because of its tapering wedge shape that narrows at the top to avoid blocking views of sites such as St Paul's Cathedral.

The tower is located in the EC3 postcode district, an area popular with the insurance industry because of the proximity of the Lloyd's of London building.

While agreeing a deal so far from completion will be welcomed by British Land shareholders because it lowers the risk of having an empty building, it also implies the terms offered - such as the rent-free period - were generous, Investec analyst John Cahill said.

"The incentive is to get the building filled up rather than hold out for higher rents, which is a more sensible use of shareholder funds. The rent is probably somewhere in the middle of the 45 pounds to 65 pounds per square foot range."

Large investment banks that have traditionally occupied much of the space in the City, an area of around a square mile roughly centred on the Bank of England, are slashing jobs, reducing their need for offices.

The insurance sector, by comparison, is doing relatively well due to its counter-cyclical nature.

Last month Land Securities and Canary Wharf Group, majority owned by Songbird Estates, said it let 30,000 square feet in the nearby Walkie-Talkie skyscraper to Lloyd's syndicate Ascot Underwriting.

U.S. insurer W.R. Berkley is also planning to build its own 40-storey skyscraper in the City.

Developers are faring worse elsewhere.

A skyscraper at 100 Bishopsgate is still hunting for its first letting to trigger construction and the nearby Pinnacle skyscraper has stalled as a stump in the ground after failing to sign a major tenant against the backdrop of a legal row between the developer and builder.

On the south side of the Thames, the Shard, the European Union's tallest skyscraper, has failed to sign an office tenant since opening to great fanfare in July.

Something's Gotta Give! - MOMeo Magazine

Stop trying to do it ALL!

Calling it trying to be a SuperMom wouldn?t do justice to all the things we try to do (or feel guilty that we aren?t doing). It?s no wonder we resort to the most ineffective time management tactic of all: multitasking. We take on so much, even if it?s just mentally, that we literally have no hope of achieving everything.

We want to bake homemade cookies, volunteer weekly at the school, chair the organizing committee for your local community group, shuffle kids to lessons, find time for our own health and fitness, make awe-inspiring dishes worthy of Pinterest and grow a sustainable business.

And yes, the list goes on (and on and on and on).

Something has GOT to give. This may be the first time you are hearing this because I know those guru types like to tell you that you can have it all, but it?s not true. You probably sensed what I am about to tell you: You do have to make sacrifices to grow a business.

How to Pick and Choose What You Give Up to Grow

Make a List of Non-Negotiables ? Get to the core of what you value by making a comprehensive list of things you absolutely positively will not sacrifice. Be honest. If walking your Kindergartner to school every morning before going to Yoga class is important, put it on the list and design around those activities.

Get to the Essence of It ? Ask yourself why you do the things you do (or at least, why you add them to your guilt list and agonize over not doing them). What is it that you truly value about the activity? What do you get out of it in terms of personal growth, fulfillment, pride?

Find Substitutions for Activities ? Now that you know why you choose to do what you do, next determine if there is another (simpler) way to achieve the same goal. For example, can you enlist other members of the family in the preparation of homemade meals? Can you contribute to the community in a less time-intensive role?

Involve Your Family in the Process ? Enlist your family?s help in vetting your list. Ask them to share what is important to them. The answer may surprise you. For example, the extra duties you take on at school may not be as important to your children as you participating in the occasion in-classroom activity or field trip.

Do the Reality Check ? Tally up what you are left with on your list and what you need to grow your business. If the numbers don?t add up, go back to the beginning and re-examine your answers to the above questions because if you don?t, the something that is going to give will be you!

Excellent Online Marketing Suggestions That Will ... - Maynas Eric

Internet promotion is most likely the best method to reach a lot of people. Pretty much every single person uses the Internet daily. Children these days are probably unfamiliar with the yellow pages! Although it is important to increase your visibility, try using subtle Internet promotion techniques.

You can send your customers a page that tells them all about a product before they buy it. This will inform potential customers and increase the likelihood that they will make a purchase. Willingly giving out in-depth information about your products shows that you want your customers to make an informed decision.

Create a unique quality website and you will get more visitors. For example, you could create an informative e-book or downloadable worksheets to be used during the course of customers? business. Giving your customers something they can only get through you is a great marketing tool.

TIP! Put a link to your website in every signature area you can. If you are a member of online message boards and forums, you should put a link to your website in the signature.

To be successful at marketing online, you need to maximize your website?s potential. Try various color schemes until you find one that looks great with your products. Never assume your website isn?t important or you will lose visitors to your competitor?s websites instead.

Use AJAX and Flash only minimally. Although it may look nice and add interactivity to your site, it doesn?t help search engines find your site at all. If you have to use Flash, be sparing in your use and include navigation links, keywords and other relevant text on pages that rely heavily on Flash.

A well-designed website is fundamental to online marketing success. Test your site regularly; make sure you fix any broken images, bad links or site glitches that may appear. If visitors have a poor experience, you are risking sales.

TIP! Tailor your banner ads to deviate from what people would expect a normal banner ad to look like. People will be convinced to click on your banner ad when you make your banner ads more exciting.

Make sure your site is organized neatly and is simple to navigate. A good format ensures that your readers will be able to navigate through your site easily and without getting confused.

How your site looks and operates is as important as what you are selling. Always perform regular site maintenance to make sure the site is up and running smoothly. Just like people won?t shop if they are unable to get in the front door, Internet shoppers will not wait while you keep fixing website bugs.

Successful marketers know the positive impact electronic magazines can have, particularly those who have developed magazines that help them establish a stronger connection with their readers. Images that create a personal link with your business can help. You may want to use photos of yourself, your staff, or your family. You can also include information about your life or fun office anecdotes. Make sure to put something interesting in the Ezine (this could be any easy or fast way to achieve an important goal) to grab your readers attention and spark their curiosity.

TIP! The most important thing about a website is clear, solid content. Your main goal is to educate your audience about your product or service in a limited amount of time.

Offering discounted prices is a very efficient marketing strategy. You can display both the original and sale price to show your customer the deal. For quicker sales, offer the special prices and discounts for a limited time.

A good way to offer high-quality information and advance the goals for your particular web marketing is to obtain interviews with well-known authorities pertaining to the niche of your website. Video interviews can be very effective, but audio or textual interviews can work well too. The interview will show your visitors that you are connected with the experts in your niche and increase your reputation as a trusted authority.

Find your niche. This will most likely get you a ton of traffic. They may stay to look at other products you offer.

TIP! Creating and sharing a viral video with tags is going to help you with Internet marketing success. Be sure to include a link that leads to your site in the video?s description.

Whenever you send an email to your customers, it should contain a powerful call to action. Suggested actions could be visiting your website, subscribing to a newsletter, ordering a free e-book, purchasing a product or service, and so on. This can also help you measure your email marketing success as those actions are trackable.

Do not use spam. It sometimes might seem like the right path to take, but it usually has undesired consequences and will drive traffic away from your website, not to it. In fact, your lack of personal touch in advertising will likely turn people off of your message and make them bitter instead of interested.

?Guarantee? is a power word in internet promotion. Customers want to know that your product is a sure bet before they part with their hard-earned cash. Guarantees, in practice, can take any of several different forms. Try using a lifetime guarantee or even one for 90 days. Match the right guarantee to the right product.

TIP! Prepare yourself to answer questions. People will come to your website with questions.

The more choices you give customers, the more money you can make. While it may seem fine to only offer credit cards for a payment method, you should also let people pay via online payments like PayPal and their own bank accounts.

The Internet is very competitive for small businesses. There are a couple of ways to gain an edge in this market, one being to adjust your prices in accordance with your competition in frequent intervals. Also, establish your own online store that gives folks the opportunity to buy any of your products in one place.

Reaching a target audience is easy with an effective affiliate marketing plan. This allows companies to maximize their advertising budget. Another added Online marketing bonus is seeing how the effective the advertisements can be. The web is the smartest place for any company to invest their advertising dollars.

TIP! You have probably heard that you shouldn?t mix your business with your personal life. However, this can be an exception to the rule.

Injured on your part time job? Here's what you need to know

?

Most calls we get are from a worker who has just one job and gets hurt while working.? Every now and then we?ll get contacted by someone who has two jobs and gets hurt on their main (full-time) job.? Much rarer, but it happens, is the person that gets hurt while working their part time job.? This can cause problems for them if they are unable to work their full time job.

For the most part these cases are just like any other work injury, but there are a few things you should know:

  1. As long as your part time employer knew that you had another job and didn?t object to you having another job, your wages from both jobs will be paid while you are off work due to your injury.? So if you make $600 a week on your full time job and $300 a week on your part time job, you will get paid from the insurance company as if you earn $900 from that job.
  2. Let?s say you can?t work the full time job, but can work the part time job.? The insurance company will have to pay you for the partial financial loss.
  3. Same would hold true if you can work the full time job, but not the part time job.? This is very common as often doctors want to limit their patients to a 40 hour work week as they recover.
  4. The bad news in these scenarios is that if you miss an extended time from work, you could lose your full time job.? The slight silver lining is that workers? compensation would have to make a payment related to that loss.
  5. You don?t have any less rights because you were hurt on a part time job.
  6. These cases are often highly scrutinized by insurance companies, especially when there are no witnesses.? They will be doing everything they can to argue that you must be lying and that you were really hurt on your other job.? So it?s very important to document how you got hurt and report it to your employer right away.? Delaying this will cause red flags to pop up and could potentially cause problems with your case.? Insurance companies are always looking for any angle not to pay on a case.? So as always, be honest, but be quick about it as well.

There are some other minor differences, but again, for the most part it?s just like any other case.? So don?t panic, get the medical treatment you need and take things from there.

Brady tops Manning, Patriots beat Broncos 31-21

FOXBOROUGH, Mass. (AP) ? The familiar showdown had a new twist ? Peyton Manning in a Denver Broncos uniform. It ended as it usually does with Tom Brady winning the matchup of marquee quarterbacks.

But not before Manning nearly pulled off another fourth-quarter comeback in a career filled with them.

In their 13th meeting, and first since Manning left the Indianapolis Colts, Brady directed four scoring marches of at least 80 yards and the Patriots won 31-21 on Sunday. He's 9-4 in his career against Manning.

"Nobody I'd rather have than Tom Brady," New England coach Bill Belichick said, "but Manning's a great player."

Manning had led his teams back in the fourth quarter to 36 comeback wins. And the Broncos (2-3) rallied from a 31-7 deficit with about five minutes left in the third quarter on Manning's scoring passes of 2 yards to Eric Decker and 5 yards to Brandon Stokley.

The Patriots (3-2) lost the ball on Stevan Ridley's fumble on their next possession and Manning completed a 28-yard pass to Demaryius Thomas to the Patriots 14-yard line. But two plays later, Denver's comeback hopes faded when Willis McGahee fumbled and Jermaine Cunningham recovered at the New England 11 with 3:42 remaining.

"We can build on that" ability to whittle a big deficit, Manning said. "I do think that will help us win a game at some point."

Brady downplayed his meeting with Manning.

"It's Patriots-Broncos," he said. "It was a great team win. We got some turnovers from our defense and I thought offensively capitalized at times. There were a few lulls in there, which I wish we had executed a little bit better, but for the most part it's a good day."

Brady completed 23 of 31 passes for 223 yards and one touchdown and ran for another, operating much of the game out of a no-huddle offense.

"It's not new," Denver coach John Fox said. "They've been doing this for a long, long time. They just have a good group of guys together doing it. ... Our guy (Manning) did an outstanding job today as well."

Manning was 31 of 44 for 345 yards and three touchdowns but lost a fumble on a third-quarter sack.

That led to Ridley's 8-yard run that put the Patriots ahead 31-7. Ridley led the Patriots with a career-high 151 yards rushing. They gained 251 yards on the ground, one week after rushing for 247 in a 52-28 win over the Buffalo Bills.

"It's awesome," Ridley said. "It takes a lot of pressure off Brady. And that's our leader."

The Patriots set a franchise record with 35 first downs as they kept their offense rolling one week after gaining 580 against the Bills. The Broncos sputtered after beating the Oakland Raiders 37-6. Their previous two losses were by just six points to the Atlanta Falcons and Houston Texans.

"I know they're been great teams we've lost to, which still doesn't make it any easier," Manning said. "We are working on things and building things. It doesn't happen right away."

Brady and Manning first faced each other in the third game of the 2001 season. The Patriots won 44-13 in Brady's first career start.

There were plenty of close games in subsequent regular-season matchups with six of the previous seven decided by seven points or less.

But, Manning said, "this is not a team you want to fall behind to."

The Patriots led 17-7 at halftime and 31-7 after three quarters. Brady and his runners kept slicing through the Denver defense with a balanced attack. They went ahead to stay, 14-7, midway through the second quarter on a 14-play drive (seven pass plays and seven runs) capped by Shane Vereen's 1-yard run.

Ridley had his third 100-yard rushing game of his career, all this season. Wes Welker, the NFL's leading receiver last year with 122 catches, had 13 for 104 yards.

"There were a few times where I didn't get open," he said, "but for the most part I feel like I got open a lot and was able to make some plays."

The Broncos wasted an excellent opportunity on their first series. Manning hit Thomas with a 43-yard completion to the Patriots 10-yard line, but Sterling Moore stripped the ball and recovered the fumble. The Patriots went four-and-out on the ensuing possession then the Patriots scored on their next three possessions ? 84 yards to Brady's 8-yard pass to Welker, 80 yards to Vereen's touchdown and 93 yards to Stephen Gostkowski's 23-yard field goal.

Denver did tie the game 7-7 on Manning's 1-yard pass to Joel Dreessen but didn't reach the end zone again until Manning hit Decker to end a 90-yard march, cutting the lead to 31-14 with 1:08 left in the third.

But Manning couldn't bring the Broncos all the way back.

"A week ago, we put it all together," Fox said. "I would have expected us to put it all together more this week."

But Brady and his offense is a lot tougher than the Raiders.

"You have to be balanced and I think we were doing a very good job when we're calling the runs," Brady said.

Notes: McGahee rushed for just 51 yards on 14 carries after gaining more than 100 in two of his previous three games. ... The Patriots rushed for more than 200 yards in consecutive games for the first time since 1978. ... New England outgained Denver 444 yards to 402.

Using Quality Architectural Images to Market a House Plan under ...

Guest post by Alan Mascord Design Associates

Alan Mascord Design Associates, Inc.New technology can have a dramatic impact on any industry. Consider the shift from two-dimensional cartoon characters to three-dimensional, computer-generated animation. In the earlier days of animation, any on-screen movement could draw a crowd. Now it?s a given that an animated film must be visually flawless in order to pull in the box office numbers. A similar revolution ? from simple to sophisticated ? can be seen in the rendering of house plans and home designs. While past homeowners had to envision their future homes based on a simple blueprints or hand sketches, modern buyers appreciate access to more advanced images in order to fully understand each house plan ? and they?re attracted to listings that make use of those more sophisticated images.

The advantages of quality images appearing on new construction listings also extend to the seller. Prospective buyers are more attracted to properties they can fully envision. The finished home you?re selling is much harder to envision when all you can provide is a picture of an empty lot. Even if you?re really only interested in selling the lot, quality renderings can help buyers realize the potential of the land investment. Below is an exploration of how quality 3D renderings provide marketing value for homes that are currently under construction.

Old - Hand Rendering

Old ? Hand Rendering

New - 3D Rendering

New ? 3D Rendering

1. Allows potential buyers to better visualize the home.

Architectural images convey what 2D elevations can?t. While traditional house plans and home designs used for construction (such as blueprints) show where rooms are located and how appliances are situated, it?s not easy to extrapolate how the home would look in its own setting, or how it would feel to stand curbside and look at the home as you would see it in real life. An architectural image shows the property in its surroundings, including landscaping, and sometimes with nearby structures. While traditional hand renderings have been used for years, modern 3D renderings create a much more realistic impression that is easier for many to visualize. Building materials, colors and even landscaping can be more accurately portrayed and communicated in a computer-generated 3D rendering, so a buyer more accurately knows what he or she is getting.

This is why developers commission 3D architectural renderings when undertaking large projects. Such images make it easier to sell an idea because they allow any audience to get a realistic idea of what the completed structure will look like. Similarly, as mentioned above, homebuyers are more attracted to a property when they can visualize the home properly and imagine themselves and their families enjoying it.

2. Handy tool for completion of home?s exterior.

With a 3D rendering, it is easier for homebuyers to direct contractors on how to properly complete exterior finishing work. The rendering performs as a ?roadmap,? accurately showing how the home should be finished.

3. Facilitates landscape and outdoor living design.

While landscaping isn?t typically included in the construction plans of a new home, new homeowners still appreciate the fact that it is included in the rendering of a future property. Seeing the completed house plan amid shrubs, flowers and other flora allows new owners to more effectively work with landscaping firms to turn their outdoor living dreams into reality. Indeed, homeowners tend to hold on to architectural renderings long after the sale has been closed, simply because this imaging tool makes it much easier to envision how a new deck or patio would complement the home. Many homeowners even choose to have a 3D rendering of their home design printed on art canvas and hung in a prominent place.

4. Improves visual communication of renovations.

Remodeling a home can be much more appealing if you can effectively visualize the changes being made. Working with a remodel designer who utilizes 3D technology can reduce design time and help anticipate problems with marrying new construction to an existing structure.

5. Easy to add moving animation, such as ?360s.?

Static imaging is never as effective as interactive, moving animations. The internet has altered our marketing expectations; it takes more to ?wow? a potential buyer now. Unlike with a photograph or a blueprint, it?s possible to animate an architectural rendering so the viewer feels like he or she is actually flying around the completed home. (And because you?re using imaging gurus, you don?t have to worry about correcting lighting, waiting for good weather conditions or any of the million other concerns photographers must address.)

Humans are visual creatures. Advertisers have long appreciated the power of a glossy image to sell products. If you?re on the selling side of the home ownership fence, know that 3D architectural renderings are a powerful sales tool primarily because they appeal to humans? need to visualize before they buy. Selecting house plans from a designer who offers quality 3D renderings of the home to be built can massively improve your selling success.

(AP) ? Miguel Cabrera of the Detroit Tigers became just the 15th player ? and the first in 45 years ? to win baseball's Triple Crown, joining an elite list that includes Mickey Mantle, Ted Williams and Lou Gehrig.

Cabrera topped the American League with a .330 batting average, 44 home runs and 139 RBIs, becoming the first Triple Crown winner in the major leagues since Boston's Carl Yastrzemski in 1967.

"It's an unbelievable feeling," Cabrera said Wednesday after the Tigers' 1-0 victory over the Kansas City Royals. "I can't describe the feeling right now."

California bans gay "conversion" therapy for minors

SACRAMENTO (Reuters) - Governor Jerry Brown has signed a bill banning a controversial therapy that aims to reverse homosexuality in minors, his office announced on Sunday, making California the first state to ban a practice many say is psychologically damaging.

The move marked a major victory for gay rights advocates who say so-called conversion therapy, also called reparative therapy, has no medical basis because homosexuality is not a disorder.

Brown said in a short message on Twitter that he supported the bill because it "bans non-scientific 'therapies' that have driven young people to depression and suicide."

The bill's sponsor, state Senator Ted Lieu, a Democrat from Torrance, said the law was a gesture of remembrance for a man who committed suicide after undergoing the therapy.

The measure prohibits children and teens under 18 from undergoing sexual orientation change efforts. It received support from the California Psychological Association and the California Board of Behavioral Sciences, among others.

"LGBT (lesbian, gay, bisexual and transgender) youth will now be protected from a practice that has not only been debunked as junk science, but has been proven to have drastically negative effects on their well-being," Human Rights Campaign President Chad Griffin said in a statement.

He urged other states to follow California's lead.

Lieu said the psychiatrist who pioneered the therapy, Dr. Robert Spitzer, has since renounced it and has apologized to the gay and lesbian community.

"If anyone had any doubts such practices were evil, they need only listen to accounts of victims who went through this abusive practice," Lieu said in a statement.

During the legislature's consideration of the bill, people who had undergone the therapy as minors testified about why they wanted the practice banned.

"As a young teen, the anti-gay practice of so-called conversion therapy destroyed my life and tore apart my family," witness Ryan Kendall told legislators.

Several openly gay legislators gave emotional speeches in support of the measure, sharing how they were bullied because of their sexual orientation as youths.

All major medical and mental health organizations including the American Medical Association and the American Psychiatric Association have denounced the practice, supporters said.

Opponents said the bill encroached on the rights of parents to make choices for their children. They also said politicians should not regulate what they considered to be a matter for medical boards to decide.

The measure will take effect on January 1.

Advocates for a bike-friendly Richmond Region should get what they want for the community.

Smooth roads.

Surfaces that don't blow out tires.

Clearly marked bike paths, safe from cars and trucks.

A coordinated regional network that unites urban, suburban and rural; cities and counties.

One major revitalized route that goes north and south. Another that travels east and west.

Completion of the Virginia Capital Trail from Richmond to Williamsburg.

A universal commitment to a healthier Richmond.

A welcoming environment just in time for the 2015 UCI Road World Championships.

* * * * *

For those worried about a free ride here, there's a return on the region's investment:

A fitter Richmond that better combats obesity and disease with exercise and the encouragement to move around.

A big lift to amenities sought by generations seeking to be less car-dependent.

An incentive to counter sprawl with more efficient community planning that rewards convenience and utility.

Lesser chances of bike-car accidents.

The land complement to the 2012 distinction of being the nation's top river town.

There's also a bonus reason that was on display at the 41st Public Square: Advocates of bike-friendly roads are Richmond Region super champions in the wings.

This is a group that wants our region to excel.

They could go elsewhere to cities that already demonstrate what they seek.

But they choose to propel Richmond. They see it as a developing canvas that can be turned into a masterpiece.

That's got to be a carrot for any government administrator or elected official, employer or nonprofit chief.

Turn on these folks with a biking network that's a crown jewel, and you'll have a supporter for life.

A pride team that can't be beat.

Regional promoters who will volunteer at the drop of an email call for action.

A group of people who will tell the world that this is best place to live.

And more importantly, a bunch of critical thinkers who will point out a problem and, in short order, offer a solution.

* * * * *

If anything separated this crowd from other Public Square gatherings, it was this achievement alone.

They didn't stop at noting shortcomings, though they did a good job of selling the problems.

They moved to a recommended improvement.

It's not a cynical, carping crowd.

Rather, it's a refreshing, reinventing, rewarding community ready to work shoulder-to-shoulder with neighbors on the concept, plan, installation and use.

In a poignant way, they get the value of a Richmond on the go.

Don't disappoint or frustrate this community of special interest.

Give them what they want.

High Associates Blog For commercial real estate, the Northeast ...

Published by High Associates. on September 26th, 2012

According to the Society of Industrial and Office REALTORS?? (SIOR) most recent Commercial Real Estate Index (for Q2 2012), which looks at information gathered from its members and measures ten variables related to the U.S. industrial and office markets, there are mixed results across the country. But the continued slow economy definitely ?has spilled over into industrial and office markets.??

This is certainly true in the Northeast, which has some of the lowest levels of leasing activity according to the index.?

?Both asking rents and vacancy rates are closing in on historical averages, with vacancy rates lower than they were a year ago. Development activity remains low and sublease space is declining,? reported the SIOR.

These current statistics bring to mind two of my most important pieces of real estate advice:

One:? You make money when you buy, and this is a good time to buy

Down times such as these are a great time to analyze and seize the right buying opportunities. Most investors understand that economic cycles occur and a business downturn only lasts so long, and then values increase once more.

Fully appreciate that you make your money when you buy, and buying when the market is down makes you even more money.

It?s important to evaluate a property correctly to determine what the potential is if you?re redeveloping or repositioning it in the market. It?s also important to reflect carefully on how you can enhance a property in a way that perhaps others can?t envision.

Consider the future income stream you can realize through the process from renovations and repairs through to lease up. Everything is about the future income of that building as well as the future value when you sell it.? The same is also true for a vacant parcel of land, with regard to determining a higher and better use for the property at acceptable financial returns.

Two: Leasing may be an attractive option

In bad economic times, leasing is an attractive option for a number of reasons.? Since it?s more difficult to gain access to capital, in dealing with banks you might be able to acquire only a certain amount of funding, and you won?t want to sink that capital completely into purchasing. Leasing is virtually 100 percent financing, freeing working capital for other business uses.

During such times, you most likely will be able to increase the value of your investment more through expanding your business than with any potential increase in property value.? If you lease, your entire rental payment is tax deductible, whereas if you buy real estate, you cannot depreciate the land, only the improvements on your land.

If you lease an existing building, it is almost always immediately available. Additionally, you avoid much of the development process and its related issues of zoning, permits, codes, fees, etc.

So, as with every challenging set of circumstances, there is always the silver lining if you look for it. Right now, that silver lining could be to purchase or lease a new property.

Study: Voting rule changes may deter 10M Hispanics

(AP) ? The combined effects of voter roll purges, demands for proof of citizenship and photo identification requirements in several states may hinder at least 10 million Hispanic citizens who seek to vote this fall, civil rights advocates warn in a new report.

Hispanic voters are considered pivotal to the presidential election this November, and are being heavily courted by both Democratic incumbent Barack Obama and Republican challenger Mitt Romney. If they turn out in large numbers, Hispanics could sway the outcome in several swing states.

In an analysis based on government data, civil rights group The Advancement Project identified legal barriers that could deter voter registration and participation among eligible Hispanics. In some of those states, the group's researchers said, the number of voter-eligible Latino citizens potentially blocked by those barriers exceeds the margin of victory in the 2008 election.

"Like African Americans, Latinos have experienced decreased access and correspondingly lower levels of voter registration and participation than non-Hispanic whites," said the report, which was being released Monday.

The report called for repeal of policies that wrongfully inhibit Hispanic voters, and asked that the Justice Department investigate and prosecute "any related voting rights violations."

According to census data, there were more than 21 million Hispanics of voting age in 2010. They comprised roughly 10 percent of all eligible voters and 8 percent of registered voters in the U.S.

Among eligible Hispanics in 2010, 6.3 million said they were not registered to vote, and 10.8 million ? about half of those of voting age ? said they did not vote, the report said.

By comparison, the report said, there were 172.4 million non-Hispanic white citizens eligible to vote in 2010, with nearly 18 percent unregistered and 38 percent who said they did not vote.

There are three significant barriers to Hispanic voter participation, researchers said: citizenship-based voter purges, proof of citizenship requirements and photo identification laws.

Sixteen states have either adopted or are pursuing citizenship-related purges of their voter rolls, the report said. Those states are Alaska, Arizona, Arkansas, Colorado, Florida, Georgia, Iowa, Kansas, Michigan, New Mexico, North Carolina, Ohio, Tennessee, Texas, Utah and Washington.

Those states are home to nearly 5.5 million registered Latino voters, and 1.1 million naturalized citizens from Latin America. Colorado and Florida identified voters for possible purging by comparing their voter registrations with driver's license databases that show which voters indicated they were immigrants ? thereby creating a problem, the report said.

"Naturalized citizens typically received their driver's licenses when they were legal immigrants but before becoming naturalized citizens (and before registering to vote); therefore, this method generates lists of voters to be checked that targets naturalized citizens," the report said.

Florida stopped its effort to remove noncitizens from its voter rolls once officials realized that they were using an outdated database to check citizenship.

As of last month, laws requiring additional citizenship documents ? a certified birth certificate, passport or naturalization papers ? in order to register to vote were in effect in Georgia, might take effect in Alabama and Arizona later this year, and had been proposed in several states, the report said.

Such a demand was "previously unheard of" in the U.S., the report said, mainly because federal protections against noncitizens registering to vote already were in place. Asking for extra paperwork effectively puts "onerous and sometimes expensive" requirements on Latino voters at a disproportionate rate over others, researchers said.

The same is true for "restrictive" photo identification laws in nine states: Georgia, Indiana, Kansas, Mississippi, Pennsylvania, South Carolina, Tennessee, Texas and Wisconsin, the report said.

Nutrition supplements fail to help famine-hit ... - Body Health & Fitness

RECORDER REPORT

Array())
?> Babies and toddlers at risk of malnutrition weren?t helped by special energy-dense food supplements given along with normal food aid, according to a new study on September 18.

Humanitarian groups usually provide staples, like grains and beans, to help families facing food shortages. But some groups wondered if specially-formulated supplements could help more kids stave off malnutrition.

These ?ready-to-use supplementary food? products, often with a peanut butter-base, are already used as an extra boost of calories, fats and nutrients to help get malnourished kids back on track. But new research indicates the food supplements, given as a preventative measure on a wider scale, may not have the hoped-for impact.

The study was published in the online journal PLOS Medicine. In Chad, where annual dry seasons leave a four-month ?hunger gap? between harvests, researchers monitored over 1,000 babies and toddlers aged six months to three years old.

Half of their families were given standard food rations, and the other half received the same rations, plus a daily dose ? about three spoonfuls ? of the special food supplements for the targeted children. At the end of the four months, despite the extra supplements, ?8.6 percent of both groups were found to be undernourished,? or below the desired threshold for height and weight, explained lead researcher Lieven Huybregts. ?We had to refer them to a treatment program outside the study,? the Ghent University researcher told AFP, which was the opposite of what they?d hoped for.

The kids who got the supplements did grow a bit taller, however, had better hemoglobin levels ? meaning a decreased risk of anemia ? and had lower rates of fever and diarrhea. These side-benefits could be traced to the extra vitamins and minerals packed into the supplements, Huybregts suggested. But it is not clear why the supplements didn?t help the kids gain weight. It may have their overall diet: the kids who got the supplements, which were spread among several children, ate less of the other rations, said Huybregts.

He said the researchers are analysing the data ?to see if the supplement was really consumed and what the pattern was.?

For now, he said, the data suggest widespread distribution of the food supplements, which are pricier than traditional food rations, may not be a cost-effective solution to famine in these hunger-prone areas. And if the side-benefits are related to the vitamins and minerals in the supplements, ?maybe there are more affordable strategies to provide micronutrients,? perhaps in syrup and tablet form, he said.

Leaving a message on her Facebook page, the artist wrote that she and boyfriend Gerard Pique are expecting.

"Gerard and I are very happy awaiting the arrival of our first baby! At this time, we have decided to give priority to this unique moment in our lives and postpone all the promotional activities planned over the next few days."

Shakira and the FC Barcelona soccer player have been an item for about 18 months.
